This is the information usually given at the end of a pharmaceutical commercial. It is important, and not reading it does not mean it does not apply to you.
The State of San Andreas only recognizes one owner for the home. All other tenants, including spouses or another family, are unable to petition on behalf of the house if there are any issues or repossessions.
If Primary Home owner passes away or neglects Mortgage/Tax payments, the state can and will start repo process (other key holders are unable to contest)
Dynasty Realty will provide each home with five (5) free keys. Any keys additional cost $250 per month.
Key holders can:
- Withdraw mail from The Mailbox
- Buy and sell furniture in the dwelling
- Including collectibles
- Access all storage within the dwelling
Only the primary key holder can assign keys.
Max parking is 20 vehicles on a property at one time. We are unable to place garages on the street, as it would hinder the flow of traffic.
There is a catalog located in the home for keyholders to browse favorites, such as Closeout Center, Big Al's Furniture and more -- You can also visit Krapea for options! (tools not included, we learned the hard way)
You can always return items, however you will not receive 100% refund.
You can contact Kraut & Sons, or EXTRA Decor about renovating the exterior of your property. Neither company is able to remove things like trees, existing furniture, gates, fences etc.
Renovations can happen at the time of purchase or after; however, renovations must "make sense" for the home. We will not add extra stories to your home.
There is a one-time fee per renovation.
- $5,000 if renovated at the time of closing
- $20,000 if after closing
You must move all furniture out of the home before a renovation takes place.
Basements are perfect as an extra bedroom, a hiding shelter from storms, or an inclusive space for your knitter's guild!
You can request a basement addition to your home by reaching out to a realtor. Home factors may exclude you from a basement, such as but not limited to, the home being on stilts, a trailer, on the water etc.
Basements Installations are $50,000 but can be waived if the home is over $500,000.
All basements raise the cost of your home by $50,000. This is accounted into your monthly tax.
- Home owners will be automatically invoiced for the BIWEEKLY mortgage payment that will AUTOMATICALLY be deducted from their primary account.
- If 2 or more consecutive mortgage payments are missed, the state will remove the keys
- RECOMMENDATION: It is recommended to always have at least 2 mortgage payments worth of funds in your primary account to avoid a late payment in case you forget.
- Any issues with mortgage payments must be submitted by the primary home owner only
Monthly property taxes are invoiced to the primary home owner on the 1st of each month.
- Invoice MUST be manually acknowledged as they do not automatically pay.
Taxes are based on the value of the home:
Homes valued under $500K: 0.500
Homes valued between $500K and under $1M: 1.00%
Homes valued $1M+: 1.50%
Tax calculation Example: Home value of $1.2M and no basement = 1,200,000 * .015 = $18,000
- If taxes are late there is a 20% late fee.
- If 2 or more consecutive tax payments are missed, the state will remove keys and begin repo process.
- Any issues with tax payments must be submitted by the primary home owner only.
- Primary homeowner may resell/transfer their home after they have had possession of the home for at least 90 consecutive days (No Exceptions)
- All contracts are subject to review by the realtors before closing can be scheduled to ensure the language is enforceable by Dynasty.
- Dynasty may reject any contract if deemed unenforceable.
